What are VA Construction Loans for Manufactured and Modular Homes?

A VA loan is a mortgage loan in the United States guaranteed by the U.S. Department of Veterans Affairs (VA). The loan may be issued by qualified lenders.

The VA loan was designed to offer long-term financing to eligible American veterans or their surviving spouses (provided they do not remarry). The basic intention of the VA direct home loan program is to supply home financing to eligible veterans in areas where private financing is not generally available and to help veterans purchase properties with no down payment. VA loans are available to most veterans. The VA does not make these loans; they simply guarantee loans made by lenders that underwrite these loans to their guidelines. In most cases, VA will guarantee up to 25% of the loan amount and issues the Veteran a Certificate of Eligibility as evidence for the lender that they are eligible for a VA loan. When you first look at your Certificate of Eligibility, the amount you see is not the loan amount that you are eligible for, this is the amount of the loan guarantee that VA provides to the lender.

VA charges a funding fee to the Veteran for use of the VA loan program. This funding fee can vary from 2.15% to 3% depending on type of military service and first time or subsequent use of the eligibility. If you use your VA eligibility, you must retire that use before buying another house with a VA loan; otherwise VA will calculate the remaining amount of your available guarantee and issue a new Certificate of Eligibility. This remaining amount may not be enough to guarantee the new loan.
